1. What is home staging or property styling?

Home Staging (also known as Property Styling) is twofold: When selling a property, it is the technique of preparing, packaging and presenting a home in a manner that makes it appeal to the widest market, enabling it to be sold as quickly as possible at its highest and best possible price. When staying in a property, it is the technique of using existing contents of the home and rearranging them to their best advantage. Extra items are sourced where necessary, particularly for room or home redesigns.

2. What are the benefits of home staging when selling?

The current market is a buyer’s one and competition is high, so you don't want to give buyers an excuse to make a reduced offer or go to the competition. Buyers are looking for a lifestyle and value in the space they perceive to be available and at their first viewing, they need to be able to visualise themselves living in your property. First impressions count and you only get one chance to make a first impression. Home Staging is about setting the scene.

Once you have undertaken either a verbal or written consultation, we establish if you wish to carry out the recommended changes yourself or if you want us to project manage the work for you.

3. How does the process work?

We will visit your property for an initial consultation, when we discuss with you the best plan of action to maximize the aesthetic appeal of your home, taking the appearance of your property, target market and budget into account. We will then provide you with an obligation-free verbal or written report.

4. Why use shaping homes?

Shaping homes is a Bristol and Milton Keynes based company who are genuinely passionate about what they do. And, having received full training from the Anne Maurice team (the original house doctor), you can be assured you are in good hands. Offering a full service menu – including property staging service, re-decoration, decluttering, accessorising, styling, furniture hire and full project management. We also have a team of contractors we can use for larger jobs.

5. How long does it take?

Our property styling services range from a one-day property makeover, through to complete home furnishing and staging. Timescales are dependent on the level of work to be undertaken and the timeframe you would prefer.

6. How does payment work?

Before work commences, Shaping Homes ask for a payment of 50% of fees along with the full cost of any goods or materials to be used. Once the funds have cleared, we can begin the agreed work schedule and purchasing of goods if needed. On completion of the job, the remaining 50% of the fees will be charged.
